Getting your roof ready for the monsoon

The wettest months expose every weakness a roof has. A short inspection now is far cheaper than a ceiling repair in December.

Malaysia's monsoon doesn't test your roof gently. Sustained downpours find gaps that a passing shower never would. Run through this checklist before the season sets in, and you'll spend the rainy months dry rather than mopping.

Clear the gutters and downpipes

Leaves, silt and stray tennis balls block gutters and force water back under the roof edge. Flush them out and check that downpipes drain freely. Overflowing gutters are one of the most common causes of a "roof" leak that isn't really the roof at all.

Look for slipped or cracked tiles

From ground level, scan for tiles that sit unevenly, have slipped, or show hairline cracks. Even a single displaced tile lets wind-driven rain underneath. These are quick, inexpensive fixes now — and a soaked ceiling later if ignored.

Check the flashing and ridges

Flashing seals the joints where the roof meets walls, chimneys and valleys, and it's where leaks love to start. Look for lifted edges, cracked sealant or rusted metal. Ridge caps should be firmly bedded, with no gaps at the mortar.

Inspect any flat or concrete sections

Flat roofs and concrete porches pond water during heavy rain, so their waterproofing works hardest. Look for blistering, cracking or areas where a previous coating has worn thin. This is the moment to recoat, while the surface is still dry enough to cure.

Watch the ceiling from inside

After the first heavy rain, check ceilings and the top corners of walls for fresh stains or a faint musty smell. Marking the edge of a stain with a pencil helps you tell later whether it's still spreading.
